NOTICE OF TRUSTEE'S SALE The following described property will be sold at public auction to the highest bidder at the South Entrance, Cedar City Hall of Justice, 40 North 100 East, Cedar City, Utah, on February 25, 2014, at 12:00 p.m. of said day, for the purpose of foreclosing a trust deed dated May 1, 1995 and executed by Jeanine M. Fahrlender, as trustor, in favor of Key Bank of Utah, covering the following real property purported to be located in Iron County at 148 North Sunnyside Drive, Cedar City, UT 84720 (the undersigned disclaims liability for any error in the address), and more particularly described as: Lot 6, Block 5, THE COVE SUBDIVISION, Unit 3, according to the official plat thereof, as filed in the Office of the Iron County Recorder. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: B-1160-0005-0006 The current beneficiary of the trust deed is Wells Fargo Bank, N.A. and the record owner of the property as of the recording of the notice of default is Pacific Investors, Inc. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier's check or bank official check, payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashier's check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency. A bank or credit union cashier's check must be pre-printed and clearly state that it is a cashier's check. A bank official check must be pre-printed and clearly state that it is an official check. Cash payments are not accepted. A trustee's deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
