Notice of Trustee's Sale The following property will be sold at public auction to the highest bidder without warranty, at the main entrance of the Washington County Fifth District Courthouse, 206 West Tabernacle, St. George, Utah, on 2/18/14 at 04:30 PM, for the purpose of foreclosing a Trust Deed executed by Mike Jensen, as Trustor, in favor of Mortgage Electronic Registration Systems, Inc. as nominee for First Franklin a Division of National City Bank, its successors and assigns, recorded on 9/21/06, as Entry # 20060043810, covering real property purportedly known as 4 East 400 North, Hurricane, UT 84737, and more particularly described as: Beginning at point which lies North 510.00 feet and East 163.50 feet of the Southwest Corner of Lot Three (3), Block 19, Hurricane Field Survey, said point also being the Northwest Corner of Lot 35, Cherry Park Subdivision, and running thence West 146.50 feet along 400 North Street to the East line of Hurricane Main Street, and a point 17.00 feet East of the West line of said Lot 3, Block 19; thence South 80.00 feet along said Main Street; thence East 146.50 feet to the West line of Lot 35, Cherry Park Subdivision; thence North 80.00 feet, to the point of beginning. Less a portion of the Northwest 1/4 of Section 35, Township 41 South, Range 13 West, Salt Lake Base and Meridian, and located in Lot 3, Block 19, Hurricane Field Survey, more particularly described as follows: Beginning at the Southwest Corner of Grantors Land, as shown on Book 1148, Page 533, Official Washington County Records, said point being located S 89°45`43" E along the section line 1063.76 feet and S 00°11`41" E along the West line of said Block 19, a distance of 1064.78 feet from the Northwest Corner of said Section 35, thence N 00°11`41" W along the West line of said parcel a distance of 80.00 feet, to the Northwest Corner of said parcel; thence N 89°34`46" E along the North line of said parcel 4.00 feet; thence S 00°11`41" E 80.00 feet to a point on the South line of said parcel; thence S 89°34`46" W along said South line 4.00 feet to the point of beginning. TAX # H-293-A-13 . Deutsche Bank National Trust Company, as Trustee for the Certificateholders of the First Franklin Mortgage Loan Trust 2006-FF16, Asset-Backed Certificates, Series 2006-FF16 is the current Beneficiary of the Trust Deed. Record owner of the property as of the recording of the Notice of Default is reported to be Mike Jensen. Highest bidder must tender to Trustee a $20,000 deposit in certified funds/cashier's check at time of sale. Deposit is non-refundable and retained as damages if balance not paid within 24 hours of sale. Trustee disclaims liability for any error in the street address shown herein. Trustee may void sale due to any unknown facts at time of sale that would cause the cancellation of the sale.
