NOTICE OF TRUSTEE'S SALE The following described property will be sold at public auction to the highest bidder at the South Main Entrance, 206 West Tabernacle, St. George, Utah, on December 10, 2013, at 10:00 a.m. of said day, for the purpose of foreclosing a trust deed dated August 1, 2007 and executed by Anne Sanders, as trustor, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for St. George Mortgage, Inc., its successors and assigns, covering the following real property purported to be located in Washington County at 110 East 400 North, La Verkin, UT 84745 (the undersigned disclaims liability for any error in the address), and more particularly described as: Commencing at the Northeast corner of Lot 66, LA VERKIN TOWNSITE & FIELD SURVEY, thence South 0°31'37" East along the East line of said Lot 66, a distance of 21.13 feet; thence South 89°30'00" West 190.32 feet to the true point of beginning; running thence South 0°08'00" West 117.00 feet; thence South 89°30'00" West 64.00 feet; thence North 0°08' East 55.5 feet; thence South 89°30' West 15.0 feet; thence North 0°08' East 61.5 feet; thence North 89°30' East 79.00 feet to the true point of beginning. Less and Excepting: Commencing at the Northeast corner of Lot 66, LA VERKIN TOWNSITE & FIELD SURVEY, thence South 00°31'37" East, 21.13 feet along the East line of said Lot 66; thence South 89°30'00" West, 269.32 feet to the point of beginning, said point also being the Northwest corner of Grantors Land as recorded in DOC # 20060009566, Washington County Official Records; thence North 89°30'00" East, 79.00 feet to the Northeast corner of said parcel; thence South 00°08'00" West, 4.96 feet along the East line of said parcel; thence South 89°30'00" West, 79.00 feet to a point on the West line of said parcel; thence North 00°08'00" East, 4.96 feet to the point of beginning. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: LV-126-N The current beneficiary of the trust deed is Wells Fargo Bank, N.A. and the record owner of the property as of the recording of the notice of default is Anne Sanders. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier's check or bank official check, payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashier's check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency.
