Notice of Trustee's Sale The following property will be sold at public auction to the highest bidder without warranty, at the main entrance of the Millard County Courthouse, 765 South Hwy 99, Fillmore, Utah, on 8/9/13 at 12:30 PM, for the purpose of foreclosing a Trust Deed executed by Jesse Bullock, as Trustor, in favor of Mortgage Electronic Registration Systems, Inc. as nominee for First Choice Financial, LLC, its successors and assigns, recorded on 12/15/09, as Entry # 00171691, covering real property purportedly known as 112 South 100 East, Holden, UT 84636, and more particularly described as: Parcel 1: Beginning 635.8767 feet North of the Southwest corner of the Southeast Quarter of Section 2, Township 20 South, Range 04 West, Salt Lake Base and Meridian, thence South 88 Degrees 56`36" East 237.5 feet along a fence line and a fence line extended, South 05 Degrees 24`48" East 245.38 feet along a fence line, South 89 Degrees 13`41" West 40.71 feet along a fence line, South 89 Degrees 42`24" West 219.905 feet along a fence line and fence line extended to a point directly South of the point of beginning, North 250.34 feet to the point of beginning. Parcel 2: Lot 4, Block 6, Plat A, Holden Town Survey. TAX # R-1759 (shown incorrectly on TD as R-1859) and R-1625. U.S. Bank National Association is the current Beneficiary of the Trust Deed. Record owners of the property as of the recording of the Notice of Default are reported to be Jesse Bullock and Ethel F. Bullock. Highest bidder must tender to Trustee a $20,000 deposit in certified funds/cashier's check at time of sale. Deposit is non-refundable and retained as damages if balance not paid within 24 hours of sale. Trustee disclaims liability for any error in the street address shown herein. Trustee may void sale due to any unknown facts at time of sale that would cause the cancellation of the sale. If sale is voided, Trustee shall return funds to bidder, and the Trustee and Beneficiary shall not be liable to bidder for any damages.
