NOTICE OF TRUSTEE'S SALE The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the Main Entrance, Uintah County Courthouse, 920 East Highway 40, Vernal, Utah, on February 28, 2013 at 1:00 PM, for the purpose of foreclosing a Trust Deed dated September 26, 2005 executed by Debra A Kerins and Patrick J Kerins, as Trustors, in favor of Mortgage Electronic Registration Systems, Inc., as Beneficiary, covering real property located in Uintah County and described as follows: Beginning at a point 494 feet North of the Southwest corner of Section 25, Township 4 South, Range 21 East, Salt Lake Meridian; thence East 293.64 feet; thence South 153 feet; thence West 293.64 feet; thence North 153 feet to the point of beginning. Tax Parcel No.: 05-049-0011 The street address of the property is purported to be 1415 S 500 E, Vernal, UT 84078-4452. The undersigned disclaims any liability for any error in the street address. The current Beneficiary of the trust deed is The Bank of New York Mellon FKa the Bank of New York as Trustee for the Certificateholders of the CWABS Inc., Asset-Backed Certificates, Series 2005-13 and the record owners of the property as of the recording of this notice of default are reported to be Debra A Kerins and Patrick J Kerins. Bidders must be prepared to tender to the trustee $10,000.00 in the form of a cashier's check or money order(s) at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The balance must be in the form of a cashier's check, money order(s), or wire transfer. Cash and bank official checks are not acceptable. A trustee's deed will be made available to the successful bidder within three business days following receipt of the bid amount. Receipt of the bid amount being defined as the date tendered funds "clear" the trustee's trust account.
