Notice of Trustee's Sale The following property will be sold at public auction to the highest bidder without warranty, at the main entrance of the Uintah County District Court, 920 E. Hwy 40, Vernal, Utah, on 3/3/14 at 12:15 PM, for the purpose of foreclosing a Trust Deed executed by Linda K. Barber, as Trustor, in favor of Reverse Mortgage USA, Inc., recorded on 10/14/11, as Entry # 2011007332, covering real property purportedly known as 2702 North 2500 West, Vernal, UT 84078, and more particularly described as: Beginning 175 feet East of the Northwest corner of the Southwest Quarter of the Southwest Quarter of Section 4, Township 4 South, Range 21 East, Salt Lake Meridian, and running thence East 175 feet; thence South 190 feet, more or less to the fence on the North right of way line of the Steinaker Feeder Canal; thence Southwesterly along said fence and right of way line 395 feet, more or less, to the West Section line said Section 4; thence North 40 feet, thence Northeasterly parallel to aforesaid fence and right of way line to a point 175 feet East of the West line said Section 4; thence North 205 feet, more or less to the point of beginning. TAX # 04-019-0045. Urban Financial Group, Inc. is the current Beneficiary of the Trust Deed. Record owner of the property as of the recording of the Notice of Default is reported to be Kassandra Roylyn Barber. Highest bidder must tender to Trustee a $20,000 deposit in certified funds/cashier's check at time of sale. Deposit is non-refundable and retained as damages if balance not paid within 24 hours of sale. Trustee disclaims liability for any error in the street address shown herein. Trustee may void sale due to any unknown facts at time of sale that would cause the cancellation of the sale. If sale is voided, Trustee shall return funds to bidder, and the Trustee and Beneficiary shall not be liable to bidder for any damages.
