Notice of Trustee's Sale The following property will be sold at public auction to the highest bidder without warranty, at the South Main Entrance, Fourth Judicial District, American Fork Division, 75 East 80 North, American Fork, Utah, on 3/3/14 at 08:30 AM, for the purpose of foreclosing a Trust Deed executed by Joseph F. Ngassa, as Trustor, in favor of Mortgage Electronic Registration Systems, Inc. as nominee for First Horizon Home Loan Corporation, its successors and assigns, recorded on 5/3/07, as Entry # 65973:2007, covering real property purportedly known as 475 North 300 West #17, Provo, UT 84601, and more particularly described as: Unit 17, Phase II, COPPERFIELD SQUARE CONDOMINIUMS, Provo, Utah as the same is identified in the recorded Survey Map in Utah County, Utah, as Entry No. 26387 and Map Filing No. 4229-53, (as said Record of Survey Map may have heretofore been amended or supplemented) and in the Declaration of Condominium recorded in Utah County, Utah, as Entry No. 28275, in Book 2718, at Page 697 (as said Declaration may have heretofore been amended or supplemented). Together with the undivided interest in said: Project`s Common Areas as established in the Declaration of Condominium and allowing for periodic alteration both in the magnitude of said undivided interest and in the composition of the Common Areas and Facilitites to which said interest relates. TAX # 36:379:0017. The Bank of New York Mellon f/k/a The Bank of New York, as Trustee for the holders of the Certificates, First Horizon Mortgage Pass-Through Certificates Series FHAMS 2007-FA4, by First Horizon Home Loans, a division of First Tennessee Bank National Association, Master Servicer, in its capacity as agent for the Trustee under the Pooling and Servicing Agreement is the current Beneficiary of the Trust Deed. Record owner of the property as of the recording of the Notice of Default is reported to be Joseph F. Ngassa. Highest bidder must tender to Trustee a $20,000 deposit in certified funds/cashier's check at time of sale. Deposit is non-refundable and retained as damages if balance not paid within 24 hours of sale. Trustee disclaims liability for any error in the street address shown herein. Trustee may void sale due to any unknown facts at time of sale that would cause the cancellation of the sale. If sale is voided, Trustee shall return funds to bidder, and the Trustee and Beneficiary shall not be liable to bidder for any damages.
