NOTICE OF TRUSTEE'S SALE The following described property will be sold at public auction to the highest bidder at the Main Entrance, Emery County Courthouse, 550 West 1850 North, Castle Dale, Utah, on February 18, 2014, at 12:00 p.m. of said day, for the purpose of foreclosing a trust deed dated October 21, 2004 and executed by James A. Jensen and Elaine Jensen, as trustors, in favor of Zions First National Bank, N.A. , covering the following real property purported to be located in Emery County at 276 West Main, Castle Dale, UT 84513 (the undersigned disclaims liability for any error in the address), and more particularly described as: Beginning 86 feet West of the Southeast corner of Lot 2, Block 23, Castle Dale Townsite Survey, and running thence North 13 rods; thence West 128.5 feet; thence South 13 rods; thence East 128.5 feet to the point of beginning. Together with all the improvements now or hereafter erected on the property, and all easements, rights appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: 1-17-3 The current beneficiary of the trust deed is OneWest Bank, FSB and the record owners of the property as of the recording of the notice of default are James A. Jensen and Elaine Jensen. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier's check or bank official check, payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashier's check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency. A bank or credit union cashier's check must be pre-printed and clearly state that it is a cashier's check. A bank official check must be pre-printed and clearly state that it is an official check. Cash payments are not accepted. A trustee's deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
