Notice of Trustee's Sale The following property will be sold at public auction to the highest bidder without warranty, at the South Main Entrance, Fourth Judicial District, American Fork Division, 75 East 80 North, American Fork, Utah, on 2/14/14 at 09:30 AM, for the purpose of foreclosing a Trust Deed executed by David John Sindt and Anna Denise Sindt, as Trustors, in favor of Mortgage Electronic Registration Systems, Inc., as Nominee for Accredited Home Lenders, Inc., its Successors and Assigns, recorded on 5/7/07, as Entry # 67319:2007, covering real property purportedly known as 2592 West 1540 North, Lehi, UT 84043, and more particularly described as: PARCEL 1: Lot 124, PHASE 1, PARKSIDE ESTATES SUBDIVISION, a Planned Residential Development, as the same is identified in the Record of Survey Map recorded in Utah County, Utah, as Entry No. 35748, and Map Filing No. 7972, (as said Record of Survey Map may have heretofore been amended or supplemented) and in the Restrictive Covenants recorded in Utah County, Utah, as Entry No. 35749, in Book 5025, at Page 567, (as said Restrictive Covenants may have heretofore been amended or supplemented). PARCEL 2: Together with the pertinent easements over and rights of use and enjoyment of said Project`s Common Areas as established in the above mentioned Restrictive Covenants. TAX # 49:350:0124. WV-CLEARVUE 2012-1, LLC is the current Beneficiary of the Trust Deed. Record owners of the property as of the recording of the Notice of Default are reported to be David John Sindt and Anna Denise Sindt. Highest bidder must tender to Trustee a $20,000 deposit in certified funds/cashier's check at time of sale. Deposit is non-refundable and retained as damages if balance not paid within 24 hours of sale. Trustee disclaims liability for any error in the street address shown herein. Trustee may void sale due to any unknown facts at time of sale that would cause the cancellation of the sale. If sale is voided, Trustee shall return funds to bidder, and the Trustee and Beneficiary shall not be liable to bidder for any damages.
