NOTICE OF TRUSTEE'S SALE The following described property will be sold at public auction to the highest bidder at the Main Entrance, First Judicial District Courthouse, 135 North 100 West, Logan, Utah, on February 10, 2014, at 12:00 p.m. of said day, for the purpose of foreclosing a trust deed dated July 2, 2008 and executed by Randy Charles Stone and Kristi Lynn Stone, as trustors, in favor of JPMorgan Chase Bank, N.A., covering the following real property purported to be located in Cache County at 58 West 100 South, Clarkston, UT 84305 (the undersigned disclaims liability for any error in the address), and more particularly described as: Part of Lot 3, Lot 4, and Lot 5, Block 6, Plat "B" Clarkston Town Survey as recorded in the office of the Cache County Recorder described as follows: Beginning North along the center of line of said Block 6, 260.53 feet from the Southeast corner of Lot 2 of said Block 6; and thence North 88°33'09" West along a line Southerly, 10.00 feet of a hay barn, 170.09 feet to the East line of the West half of said Lot 3; thence North 253.17 feet to a point South, 142.00 feet of the South line of 100 South Street; thence East 62.00 feet; thence North 142.00 feet; thence East 108.04 feet to the Northeast corner of said Lot 5; thence South along the center line of said Block 6, 399.47 feet to the beginning. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: 15-033-0062 The current beneficiary of the trust deed is JPMorgan Chase Bank, National Association and the record owners of the property as of the recording of the notice of default are Randy Charles Stone and Kristi Lynn Stone. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier's check or bank official check, payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashier's check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency. A bank or credit union cashier's check must be pre-printed and clearly state that it is a cashier's check. A bank official check must be pre-printed and clearly state that it is an official check. Cash payments are not accepted. A trustee's deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
