Notice of Trustee's Sale The following property will be sold at public auction to the highest bidder without warranty, at the main entrance of the Davis County District Court, Bountiful Department, 805 South Main Street, Bountiful, Utah, on 10/4/13 at 10:30 AM, for the purpose of foreclosing a Trust Deed executed by Kenny G. Scribner, Jr., as Trustor, in favor of Mortgage Electronic Registration Systems, Inc. as nominee for Axiom Financial, LLC, an Utah Limited Liability Company, its successors and assigns, recorded on 3/28/08, as Entry # 2352971, covering real property purportedly known as 88 West 50 South Unit Q-20, Centerville, UT 84014, and more particularly described as: Unit No. Q-20, contained within the CEDAR SPRINGS CONDOMINIUMS, a Utah Condominium Project as the same is identified in the Record of Survey Map recorded in Davis County, as Entry No. 442675, in Book 616, at Page 518 (as said record of survey map may have heretofore been amended or supplemented) and in the Declaration recorded on September 16, 1976, in Davis County, as Entry No. 442676, in Book 616 at Page 519 (as said declaration may have heretofore been amended or supplemented.) TOGETHER with appurtenant undivided interest in said project`s common areas as established in said Declaration and allowing for periodic alteration both in the magnitude of said undivided interest and in the composition of the common areas and facilities to which said interest relates. TAX # 02-049-0162. Nationstar Mortgage LLC is the current Beneficiary of the Trust Deed. Record owner of the property as of the recording of the Notice of Default is reported to be Kenny G. Scribner, Jr.. Highest bidder must tender to Trustee a $20,000 deposit in certified funds/cashier's check at time of sale. Deposit is non-refundable and retained as damages if balance not paid within 24 hours of sale. Trustee disclaims liability for any error in the street address shown herein. Trustee may void sale due to any unknown facts at time of sale that would cause the cancellation of the sale. If sale is voided, Trustee shall return funds to bidder, and the Trustee and Beneficiary shall not be liable to bidder for any damages.
