Notice of Trustee's Sale The following property will be sold at public auction to the highest bidder without warranty, at the front door of the First District Court Building of Cache County, 135 North 100 West, Logan, Utah, on 9/19/13 at 01:00 PM, for the purpose of foreclosing a Trust Deed executed by Tiffany Bears and Allen Bears, as Trustors, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Direct Mortgage, Corp. its successors and assigns, recorded on 1/17/08, as Entry # 962884, covering real property purportedly known as 141 East 200 North, Richmond, UT 84333, and more particularly described as: Part of Lot 3, Block 39, Plat "A" RICHMOND CITY SURVEY, described as follows: Beginning 14 rods East of the Southwest Corner of Lot 4, Block 39, and running thence East 6 rods to the Southeast Corner of Lot 3; thence North 7 rods; thence West 6 rods; thence South 7 rods to beginning, and being situate in the Northeast Quarter of Section 26, Township 14 North, Range 1 East of the Salt Lake Base and Meridian. TAX # 09-049-0040. JPMorgan Chase Bank, National Association is the current Beneficiary of the Trust Deed. Record owners of the property as of the recording of the Notice of Default are reported to be Tiffany Bears and Allen Bears. Highest bidder must tender to Trustee a $20,000 deposit in certified funds/cashier's check at time of sale. Deposit is non-refundable and retained as damages if balance not paid within 24 hours of sale. Trustee disclaims liability for any error in the street address shown herein. Trustee may void sale due to any unknown facts at time of sale that would cause the cancellation of the sale.
