Notice of Trustee's Sale The following property will be sold at public auction to the highest bidder without warranty, at the main entrance of the Iron County District Court, Cedar City Department, 40 North 100 East, Cedar City, Utah, on 5/10/13 at 03:00 PM, for the purpose of foreclosing a Trust Deed executed by Ryan B. Cottam and Tari A. Cottam, as Trustors, in favor of Mortgage Electronic Registration Systems, Inc., acting solely as nominee for Delta Financial Group, its successors and/or assigns, recorded on 8/7/06, as Entry # 00535427, covering real property purportedly known as 975 West 500 South, Cedar City, UT 84720, and more particularly described as: Beginning at a Northeast Corner of Block 1, SOUTHWOOD SUBDIVISION, running thence South 0°29`30" East 86.75 feet; thence South 89°04`48" West 109.00 feet; thence North 0°29`30" West 86.70 feet; thence North 89°06`00" East 109.00 feet to the point of beginning. TAX # B-1136-0003-0000; Acct # 74176. Nationstar Mortgage LLC is the current Beneficiary of the Trust Deed. Record owners of the property as of the recording of the Notice of Default are reported to be Ryan B. Cottam and Tari A. Cottam. Highest bidder must tender to Trustee a $20,000 deposit in certified funds/cashier's check at time of sale. Deposit is non-refundable and retained as damages if balance not paid within 24 hours of sale. Trustee disclaims liability for any error in the street address shown herein. Trustee may void sale due to any unknown facts at time of sale that would cause the cancellation of the sale.
