NOTICE OF TRUSTEE'S SALE The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the East Main Entrance, 4th Judicial District Courts Complex, 125 North 100 West, Provo, Utah, on April 23, 2013 at 9:00 AM, for the purpose of foreclosing a Trust Deed dated November 17, 2004 executed by Stephanie J. Loveless, as Trustor, in favor of Wilmington Finance, a division of AIG Federal Savings Bank, as Beneficiary, covering real property located in Utah County and described as follows: BEGINNING AT A POINT ON THE SOUTH BOUNDARY LINE OF U.S. HIGHWAY 6, SAID POINT BEING NORTH 1645.92 FEET AND EAST 2373.16 FEET, ACCORDING TO UTAH COORDINATE BEARINGS, CENTRAL ZONE, FROM THE SOUTH QUARTER CORNER OF SECTION 28, TOWNSHIP 8 SOUTH, RANGE 3 EAST, SALT LAKE MERIDIAN; THENCE SOUTH 22° 55' 44" WEST 365.22 FEET TO A FENCE ON THE NORTHWEST LINE OF THE DALE R. BARNEY PROPERTY; THENCE NORTH 61° 32' 03" EAST ALONG SAID FENCE AND DALE R. BARNEY PROPERTY 303.77 FEET TO A FENCE CORNER ON THE WEST LINE OF SAID DALE R. BARNEY PROPERTY; THENCE NORTH 0° 12' 57" WEST ALONG SAID FENCE ON THE WEST LINE OF THE DALE R. BARNEY PROPERTY 144.29 FEET TO THE SAID SOUTH BOUNDARY LINE OF U.S. HIGHWAY 6; THENCE NORTH 69° 09' 42" WEST ALONG SAID SOUTH HIGHWAY BOUNDARY LINE 132.91 FEET TO THE POINT OF BEGINNING. Tax Parcel No.: 27-38-103 The street address of the property is purported to be 3450 East Canyon Road, Spanish Fork, UT 84660. The undersigned disclaims any liability for any error in the street address. The current Beneficiary of the trust deed is The Bank of New York Mellon FKA the Bank of New York as Trustee for the Certificateholders of the CWABS, Inc., Asset-Backed Certificates, Series 2005-4 and the record owners of the property as of the recording of this notice of default is reported to be Stephanie J. Loveless. Bidders must be prepared to tender to the trustee $10,000.00 in the form of a cashier's check or money order(s) at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The balance may be in the form of a cashier's check, money order(s), or wire transfer. Cash and bank official checks are not acceptable. A trustee's deed will be made available to the successful bidder within three business days following receipt of the bid amount. Receipt of the bid amount being defined as the date tendered funds "clear" the trustee's trust account.
