NOTICE OF TRUSTEE'S SALE APN: 32-13-126-018 Trust No. 12-00495-8 Ref: Maria Alicia Bryan Loan No. XXX IMPORTANT NOTICE TO PROPERTY OWNER YOU ARE IN DEFAULT UNDER A DEED OF TRUST Dated: September 9, 2011. UNLESS YOU TAKE ACTION TO PROTECT YOUR PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE. IF YOU NEED AN EXPLANATION OF THIS PROCEEDING, YOU SHOULD CONTACT A LAWYER. On April 19, 2013, at 11:30 A.M. James H. Woodall, as duly appointed Trustee under a Deed of Trust recorded on September 13, 2011, as Entry No. 11242608, in book 9949, at pages 7013-7022, of the official records in the office at the County Recorder of Salt Lake County, State of Utah executed by Maria Alicia Bryan and Jose M. Bryan, wife and husband, will sell at public auction to highest bidder, payable in lawful money of the United States at the time of sale. Successful bidders must tender a deposit of $20,000 in certified funds to the Trustee at the time of sale, with the balance due by noon the following business day, at the office of the Trustee. Inside the Rotunda, at the East main entrance of the Scott M. Matheson Courthouse, 450 South State Street, Salt Lake City, Utah, all right, title and interest conveyed to and now held by it under said Deed of Trust in the property situated in said County and State described as: Lot 195, Lookout Ridge Subdivision, Phase 1, according to the official plat thereof, on file and of record in the Salt Lake County recorder's office. The street address and other common designation, of the real property described above is purported to be: 5262 West Orchard Spring Drive, Herriman, Utah 84065. The undersigned Trustee disclaims any liability for any incorrectness of the street address and other common designation, if any, shown herein. Said sale will be made without covenant or warranty, express or implied, regarding title, possession, condition or encumbrances, including fees, charges and expenses of the Trustee and of the Trusts created by said Deed of Trust, to pay the remaining principal sums of the note(s) secured by said Deed of Trust.
